Q:  How often should my water heater be drained?

A:  All manufacturers of Tank type water heaters recommend that they should 
be flushed/drained at least once per year. More often if your water is extremely hard. Mineral deposits build up inside the tank and make the heater less efficient (use more energy to heat the water) and shorten the life of the tank.

Q:  How long does a water heater last?

A:  Under normal water conditions  and average use, a water heater will last around 25 years.  Although, that is no guarantee.  An average water heater is warranted for six years and unlikely to leak within that time.   Most people prefer to replace the unit before it fails which is about 20- 25 years before it leaks. When that happens you have no choice but to replace it.  The oldest heater I have replaced has been 38 years old (leaking) and the youngest was only eight (also leaking).
